The following are all signs that there may be a fault with your electrics, your electrics are no longer safe, and will need attending to:

  • Switches or sockets feel warm to the touch.
  • Lights flicker or appliances work intermittently.
  • One of your circuit’s trips out and will not reset.
  • You can hear noise from your electrics (usually a crackling sound).
  • You can see sparks, you can smell burning, or you receive an electric shock when you touch them.

Electricity can be dangerous, electric shocks can kill and overheating components can start a fire. Don’t risk your own safety, or that of your family, in their home. Just because everything works when you switch it on doesn’t mean the wiring behind the walls is safe.

These are indications that your electrics may need to be checked:

  • There is no inspection label on your consumer unit.
  • The inspection label is out of date
  • You have rewire-able fuses
  • Your electrics haven’t been tested for 10 years
  • Your electrics are over 25 years old
  • You want to add to your electrics because of a house extension or loft conversion.

Just because some of the above apply to your electrics, it doesn’t mean that you need an expensive rewire, the inspection and testing usually identifies a few issues that need resolving, before you can relax in the knowledge that your electrics are safe for a few more years. Are you a landlord ?

Then you should have heard about the annual gas safety check, but what about electrical safety? Every property that is rented or let must have a valid landlord certificate, its current name is an Electrical Installation Condition Report (EICR). These can last up to 5 years, but only if the electrics are up-to-date. As well as this, a visual electrical safety check is required every time a new tenant takes the property, just to check that the previous tenant hasn’t damaged the electrics. As well as electrical safety, do you have the required smoke alarms, and the latest requirement is for Carbon Monoxide alarms.
